To ensure that everyone is clear about the budget, scope, and billing practices during construction, we use AIA contracts. We work with a lump sum contract most frequently, but we also offer cost-plus contracts as well.
The Custom Home Design Process
We like to get involved during the preliminary design stage so we can provide ideas and options to keep your home within your desired budget.
At our initial meeting, we’ll talk about the vision you have for your new home. We prefer to work with a designer to make sure that you’re satisfied with the finished style — and the price. If you’ve already selected an architect or a designer, we’re happy to work with them. We can also provide a list of designers who specialize in your style of home.
Once the design development drawings are complete, we’ll provide a detailed estimate outlining all aspects of the cost to build your custom home. This estimate is usually 15-20 pages long and will provide all labor, material, and subcontractor quotes, including our fee. We believe in having an open-book policy with no hidden costs.
Vendor Discounts Passed on to You
We offer our clients a preferred vendor list for every project and every finishing touch. This list includes suppliers for each material category of your home: plumbing, lighting, tile, granite, wood floors, and more.
Some of these vendors offer us discounts of 15%-25% and we pass these same discounts on to you. Our best price is your best price; there are no hidden discounts that come back to us.
We know that the foundation of our reputation is the high level of trust our clients have in us. That’s why we provide materials at contractor discounted pricing and maintain an open-book policy.

Our carpenters have the ability to frame, install exterior siding, and lay wood flooring, but our focus is interior trim, doors, and decorative timbers — the touches you expect from a custom home.
We don’t construct homes to simply exceed the building code — we build homes that will last a lifetime. Energy efficiency is an essential part of this, to ensure a home’s durability, comfort, and long-term value. If you’re not sure what colors will look the best in your home, don’t worry. We provide a professional interior designer to assist you with everything from paint colors, tile, stain, shingles, windows, granite, and more.
We also allow 25 to 60 hours for our designer to assist you with your colors at no cost to you. (This is included in our standard fee. The total hours allowed is based on the cost of your home.)
Our warranty program is one of the best available, and it’s very simple. If you are not happy with something during the first year in your home, we want to make it right — so just let us know.
We complete the punch list prior to move in. Then we follow up during the first month to assess any outstanding issues you might have. If at any time during your first year you have an issue, you can call or email us. We’ll work with your schedule to resolve it.
